2026年4月以降、中東情勢の緊迫化が日本の建築業界に深刻な影響を与えています。ニュースでは「原油高騰」や「物流停滞」といった言葉が並びますが、現場で起きているのはもっと泥臭く、切実な問題です。

最近、住宅設備大手のTOTOがユニットバスの受注を再開したという明るい兆しもありました。しかし、現場の最前線にいる私たちから見ると、手放しでは喜べない「裏の致命的な欠陥」が残っています。

「箱（ユニットバス）」はあっても「管」がない

たとえユニットバス本体の納期が間に合ったとしても、それだけではお風呂には入れません。今、現場を最も苦しめているのは、本体を家につなぐための「配管部材（塩ビ管・継手）」の不足です。

「つなげない」という致命傷 排水や給水に不可欠な硬質ポリ塩化ビニル管（塩ビ管）は、石油化学製品の代表格です。中東情勢による原料不足で、この「一本の管」「一つのジョイント」が手に入りません。
パズルのピースが足りない状態 最新のユニットバスが現場に届いても、配管がつなげなければただの大きな「箱」が置いてあるだけ。水一滴流すことができず、工事を完了させることができないのです。

「始められない」原因は、意外な消耗品にあり

工事を完結できないだけでなく、「着工すらできない」事態も起きています。その原因は、現場を保護する養生シートや養生テープの不足です。

養生すら手に入らない これらもすべて石油由来の製品です。リフォーム現場ではお客様の住まいを傷つけないための「養生」が仕事の基本ですが、この消耗品すら品薄・高騰しており、無理に工事を始めれば品質を担保できないというジレンマに陥っています。
屋上防水の受注停止 石油由来の資材を大量に使う屋上防水工事なども、メーカーから受注停止や値上げの連絡が日々届く異常事態です。

Realities from the Field: The Dilemma of TOTO’s Order Resumption vs. Missing Pipes and Protection Sheets

Since April 2026, the intensifying situation in the Middle East has cast a long shadow over Japan’s construction industry. While news headlines focus on “rising crude oil prices” and “logistical stagnation,” the problems we face on the front lines are much more immediate and critical.

Recently, there was a glimmer of hope as TOTO resumed taking orders for unit baths. However, from our perspective on the ground, we cannot celebrate just yet. We are facing a “fatal missing link” that remains hidden behind the equipment itself.

We Have the “Bath,” but We Don’t Have the “Pipes”

Even if the unit bath itself arrives on time, that alone doesn’t make it functional. What is currently paralyzing construction sites is the severe shortage of piping components (PVC pipes and joints) needed to connect the unit to the house.

A Fatal Inability to Connect Hard PVC (polyvinyl chloride) pipes, essential for water supply and drainage, are primary petrochemical products. Due to raw material shortages caused by the Middle East crisis, we simply cannot get our hands on that “one single pipe” or “one single joint.”
The “Missing Puzzle Piece” Syndrome Even with a state-of-the-art unit bath sitting at the site, if the pipes cannot be connected, it is nothing more than a large, expensive “box.” Without these components, we cannot run a single drop of water, making it impossible to complete the installation.

The Unexpected Obstacle: Why We Can’t Even Start

Beyond being unable to finish a job, we are seeing cases where we can’t even begin construction. The culprit? A shortage of curing sheets and masking tapes used to protect the site.

Running Out of Protection These essential items are also petroleum-based. In renovation work, “curing” (protecting the customer’s floors and furniture) is the foundation of quality work. With these supplies scarce and prices skyrocketing, starting a project risks damaging the property, creating a major dilemma for contractors.
Suspension of Waterproofing Works We are receiving daily notifications regarding the suspension of orders and price hikes for rooftop waterproofing, which relies heavily on petroleum-based materials.

To Our Clients Considering Renovation or Construction

While it’s tempting to think everything is back to normal now that major manufacturers have resumed orders, the reality is a fragile balancing act. We are essentially “missing the supporting cast (pipes and protection)” even though the “star (the equipment)” has arrived.

To navigate these unstable times, we recommend:

Confirming “Peripheral Materials”: Check not just the equipment delivery but the availability of the pipes and sheets needed to install it.
Flexible Scheduling: Please allow for extra months of buffer in your construction timeline.
Openness to Substitutes: Be flexible regarding changes in specifications or alternative materials.
